Boston Capital is one of the largest owners of multifamily housing in multiple states throughout America. Those benefiting from the conglomerate business of multifamily housing may disagree, but based on news articles, years of personal experience, interviews, and eyewitness accounts of waste, abuse, and unlawful acts against human beings on subsidized multifamily properties, America desperately needs to find better alternatives to affordable housing. While Boston Capital and corporate partnerships expand property portfolios to further enrich and empower themselves with the increased development of mismanaged 'affordable' housing, tenants are often treated with contempt and further victimized by abusive and non-compliant landlords in places like Spring Gate Apartments, Rockland Place, Clarendon Hill Towers, and RoxSE Homes in Massachusetts.
For some, it's demeaning to live in a place known as, 'The Drug Palace'. Imagine having to reveal your identification card or license with a multifamily housing address on it, especially one with a bad reputation of housing addicts and criminals. Do you think you would be treated in a fair and respectful manner? You'd more likely be treated with distrust and possibly even contempt and belittlement. For children being raised in such places, the drunken and chaotic environment can create a hopeless, violent, and limited world where there's less chance to meet successful people as role models. Building large, mismanaged multifamily housing complexes adds to generations of hopeless people in poverty, suffering victimization, addiction, and disempowerment. Multifamily housing developments can be compared to prison facilities; except there are innocent residents with unenforceable lease agreements being threatened and traumatized while paying rent. Innocent Americans with low incomes should not have to be disrespected and violated for a place to call home.
Are there better alternatives to obtain affordable housing in America instead of building more monstrous subsidized multifamily housing complexes where the imbalance of power is extreme and encourages corruption? Perhaps more focus and improvements in Section 8 programs would be a better path to accountability with affordable housing? More possibilities need to be considered and discussed with various groups of people, including law-abiding tenants who survive such places; because, as it stands, multifamily housing demoralizes. Housing programs that lead more people to self-empowerment and independence would be a great improvement over multifamily housing complexes.
Large housing organizations and corporate partners often rub elbows with local, state, and federal politicians at expensive business and social gatherings while forming PAC funds to influence our Democrat and Republican lawmakers. Laws get created and adjusted to further promote systematic imbalances in multifamily housing while individual American citizens, with little money, are further disempowered.

Children Living on HUD Properties
While reading recent news articles on the tragic shooting death of A. Dorsett's mother, the drug deals, assaults, and the stolen property, and gun, we should ask ourselves if Aaron's young life inside this crime-ridden subsidized housing complex contributed to the dangerous adult behaviors we now read about in local newspapers. Afterall, Mr. Dorsett witnessed too many years of drug deals and violence as a child while he grew up on Martha Drive.

NIMBUSES
- The mal-threat warning to this blog has been resolved. Reminds me of when some of our posted images mysteriously disappeared from earlier blogs. An ISP number was traced to NY.
- Children at SpringGate attended a Halloween party at the Hannah Way community room five days before Halloween Eve.
- Three alleged gun shots, at spaced intervals, were heard approx. 11:58 p.m., Wednesday night, at Spring Gate Apartments by the playground area of Hannah Way.
- Several DanDel Construction dump trucks have been spotted on the hill area of Martha Drive for the past couple of weeks. The on-site property manager may be able to answer your questions regarding DanDel's mission at this HUD-financed Rockland housing complex.

Intrusions Detected
Just when you thought you finally had your Rockland Place or Spring Gate apartment to yourself, notices were distributed from Management stating they will again need access to your home, throughout the day on Wednesday, so they could install programmable energy-saving thermostats. Lucky you!
Another resident's vehicle was being towed from the place they call 'home' when a disturbance broke out around 11:55pm.

More Trouble in Paradise
First Hartford Corporation (FHRC) missed the deadline date for filing their financial report with the Securities Exchange Commission (SEC) in 2013. It appears they prefer to limit their information to shareholders by going OTC Pink. It may have something to do with more recent lawsuits.
The MassHousing rent increase meeting was held with a small number of tenants in attendance. Executives present were: Mr. Collins from MassHousing, Janet Hamilton, and Linda Hamilton. A few voiced concerns about unfair housing, questionnable business practices, a male dog urinating on a resident, noncompliance issues, and poor excuses provided for the need to raise rents again.
Residents have a limited right to request a second meeting if not satisfied with the answers provided by staff at that first meeting. A word of warning though, if you should decide to write MassHousing about the illegal drug deals and disturbances on their subsidized property, they may post copies of your letter, with your contact information, throughout their laundry rooms for nuisance tenants to view, as to encourage further oppression in this drug community.
On another note, here is the lengthy police log for the new and improved Spring Gate Apartments dba Rockland Place. It might help police and residents if Tyco/US Security could possibly walk all areas of this housing complex instead of standing at the ramp and hanging out with a teenage girl.

LAUNDERING
From Lundermac to Mac-Gray, from MacGray to Coinmach, these companies provide coin-operated washers and dryers at Rockland Place and other HUD-financed housing complexes. Coinmach Service Corp. (CSC), is acquiring the laundry services company of Mac-Gray. CSC has a family of companies including: Coinmach, ASI Campus Laundry Solutions, Appliance Warehouse of America, Super Laundry and AirValet. CSC ServiceWorks Inc. has agreed to buy the Waltham, MA based laundry services company Mac-Gray Corp. in a deal valued at $524 million. CSC is located in Plainville, NY.
Speaking of big money, Neil H. Ellis of First Hartford Corp and his partners in crime at Rockland Place dba Spring Gate Apartments have requested another rent increase from MHFA or MassHousing (whatever they're calling themselves these days). In most cases, these corporate landlords usually receive whatever they request from their pals at MassHousing. The reasons provided to tenants for the need to raise rents again include: 1. increased cost of water and sewer due to the replacement of 1 of 3 water meters on site; 2. planned Capital Improvements including a security camera system and replacement of bathtubs; 3. increase operating costs that include adding a full-time position of a Resident Service Coordinator to the property staff and adding Contracted Security Services; 4. increase deposits to the Replacement Reserve Escrow to meet the future Capital Needs of the property. The rent increase meeting takes place at the community room on Tuesday, 10-22-13 at 6:00 pm.
Drug deals and violence continue to exist at this HUD-financed "affordable housing" complex in Rockland, MA even while their contracted security company hides out at the rental office. Reports of children being molested on this property are allegedly being investigated by Rockland Police. (It wouldn't be the first time a sex offender lived here.)
It's obvious that quality of life and safety for legitimate residents along Martha Drive and Hannah Way is of little priority to government agencies and corporate landlords. Multifamily housing is more about illegal drugs, cover-ups, tax credits, money, lobbyists, and political ties. Peculiar business listings inside this 204-unit subsidized housing complex read like a money laundering scheme.

Complex Crimes
Each year, renters at Rockland Place dba Spring Gate Apartments can expect 'annual apartment inspections' on various dates, by people from Boston Capital, Rockland Housing Authority, MassHousing, First Hartford Corporation and/or other corporate partners, maintenance, and office staff. Though it's reasonable for tenants to have one apartment inspection each year, several inspections, on several dates, by various people and various agencies, can feel quite intrusive. And, whenever Management insists they can, and will, enter your rental unit whether or not you're at home, (and sometimes with open-ended notices for repair), it makes a renter wonder, "What's the purpose of doors and walls?"
Several years of Brockton, Worcester, and Boston Housing Court records reveal tenants as Plaintiffs seeking Temp. Restraining Orders. The numerous docket numbers also show residents as Defendants in repetitive eviction proceedings. Violent tenants and nuisances remain. Abusive property managers such as Cornerstone Corporation often misuse their authority in HUD-financed housing to conspire and retaliate against those who exercise their Constitutional Rights.
For almost every subsidized property mismanaged, a new LLC, LLP, or LP may be formed to possibly hide the individuals responsible for a trail of human violations. Whichever Partnership name or Corporate name the politically connected decide to use: FHRC, First Hartford Corp., Cornerstone Corp., and Connolly and Partners LLC, to intimidate tenants at Rockland Place, Spring Gate, Clarendon Hill Towers, RoxSE Homes, and other government-funded housing complexes, these Partners remain in non-compliance of lease agreements, laws, and The Fair Housing Act. The Law Firm of Scolnick and Russo represents each one of these Partnerships while they attempt to extort excess money in courts and mediation rooms from vulnerable tenants. It's a misuse of the justice system to file frivolous eviction proceedings to torment human beings.

Toilet Talk on Conserving Energy
With appropriate notice, Boston Capital held their selected apartment inspections on August 20th this year. Previous to, and proceeding that date, maintenance needed entry to each of the 204-apartments to, once again, install a few energy-saving devices such as toilets and faucet aerators, courtesy of taxpayers through the Dept. of Housing and Community Development (DHCD). In 2007, DHCD already granted a large sum of money for these corporate partners to renovate Rockland Place Apts. Those extremely invasive and chaotic renovations included faulty roof repairs, exterior vinyl siding, carpets, cabinets, stoves, and interior paint jobs. Some of these unnecessary and lower-quality renovations became costly and inconvenient for unaccommodated, low-income tenants, some with handicaps and disabilities.
Since 1973, Rockland Place has installed energy-saving toilets, faucet aerators, and even energy-saving light bulbs in each of their 204 apartments. In 2013, our government continues to promote the importance of conserving energy by providing corporate landlords rewards for doing so. Though it really is important to conserve energy, my inquisitive mind makes me question whether or not all of these energy-saving products really save water or simply waste time and tax dollars. For example, to fill a bathtub, a person would probably use the same amount of water whether or not the water dripped or poured into the tub. Lowering the water pressure may only make a person take longer to rinse off in a shower while needing to run the water for a longer period of time. If you recall, the earlier group of energy-saving toilets installed at Rockland Place took several flushes before human waste could finally disappear. When residents complained, the property manager suggested tenants change their diets. Beginning in 1999, Management made unnecessary adjustments to timers regulating heat in certain bathrooms. Selected rent payers were provided only 5-minutes of mediocre warmth while showering in bathrooms with underinsulated, outside walls.
Because Rockland Place dba Spring Gate Apartments and government officials continue to stress the importance of conserving energy, I'm a bit baffled as to why all maintenance supply rooms are lit 24-hours 7-nights a week, and free living arrangements are provided for too many adult individuals not listed on a Spring Gate lease agreement. It would definitely conserve a greater deal of energy if corporate management would rid their housing complex of water-consuming live-ins; or place all of the illegitimate energy-users on lease agreements in appropriate sized apartments to realistically account the genuine household income of each and every unit. These illegitimate residents utilize Spring Gate's laundry facilities while legitimate tenants must wait for available washers and dryers. They freely flush toilets, cook, watch television, bathe, shower, and sleep for more than 14-days each year in subsidized apartments, while legitimate residents pay their fair share of rent. It shouldn't take much energy for this corporate landlord to recognize troublesome live-ins, especially when police records list them as living at Hannah Way or Martha Drive.
