Do Sex Offenders + Child Predators Live By You?

Keep your eye on your children and any strange adults around them.  Ask your local police dept. how to obtain a copy of your neighborhood's sex offender registry list.  Keep in mind, not all sex offenders register like they're required to do. And, some have been known to live in subsidized and tax credited housing complexes where many children also reside.

Can you imagine released criminals not complying with laws?  <sarcasm>

News about Sun Communities and Other Concerns

Residents and consumer watchdogs frequently file complaints against Sun Communities regarding steep fee hikes, aggressive management tactics, and poor maintenance across its manufactured home parks and RV resorts.

You can view official corporate data and file a formal grievance through the Better Business Bureau Sun Communities Profile.
Common Complaints
  • Unexplained Fee Hikes: Residents frequently report sudden, sharp increases in annual lot rent, taxes, and utility or maintenance fees that do not reflect actual cost changes.
  • Eviction and Sales Disputes: Homeowners allege that management imposes unreasonable, costly repair lists before approving home sales, or uses aggressive tactics and short-notice rule enforcement to threaten evictions.
  • Unapproved Rule Changes: Communities have faced pushback—and state inquiries—for enforcing new prospectus amendments or fees without providing legally mandated advance notice.
  • Poor Communication: Residents note that corporate headquarters typically deflects grievances back to local community general managers, where issues often go unresolved.
  • Legal Actions and Investigations
    • Price-Fixing Lawsuits: The company has been tied to multi-state class-action litigation targeting manufactured housing operators over alleged lot rental price-fixing aided by specialized software.
    • State Regulatory Inquiries: In states like Florida, agencies such as the Division of Condominiums, Timeshares, and Mobile Homes (under the DBPR) have actively gathered firsthand resident accounts regarding alleged retaliation and improper rule enforcement.

RHEA as New Owner of Spring Gate Apts.???

Residents ought to know who their landlords are.  They've been told by management that Spring Gate Apartments, formerly named Rockland Place, has a new owner named RHEA.   However, documents continue to list First Hartford Corporation with owner, Neil H. Ellis and Connolly & Partners LLC, William Connolly, as affiliated owners.  FHRC, another affiliate of First Hartford Corp., is listed as management company.

Principles of Consolidation: The accompanying consolidated financial statements include the accounts of the Company, its wholly-owned subsidiaries, and all other entities in which the Company has a controlling financial interest. The latter includes those in which the Company has been determined to be the primary beneficiary of a variable interest entity or otherwise meets certain criteria as a sole general partner or managing member in accordance with the consolidation guidance of the Financial Accounting Standards Board (FASB) Accounting Standards Codification (ASC). As such, included in the consolidated financial statements as of April 30, 2026 and 2025 are the accounts of Rockland Schoolhouse Apartments, LP (“Rockland Schoolhouse”) and TVM Owner, LLC (“The Village at Manville”). Also, included in the financial statements as of April 30, 2026 are the accounts of OT Owner, LLC (“Oak Tree Village I”) and LL Owner, LLC (“Lincoln Lofts”). Rockland Place Apartments Limited Partnership (“Rockland”) and Clarendon Hill Somerville Limited Partnership (“Clarendon”) had been consolidated as variable interest entities as of April 30, 2023. On May 19, 2023, the Company bought out the 99.99% limited partnership interests in both Rockland and Clarendon for $930,140 and $2,200,735, respectively. After these transactions, the Company owned 100% and 99.99%, respectively, of Rockland and Clarendon. There was no income statement impact as a result of these two equity transactions. On October 9, 2024, the Company sold its property in Rockland for $15,505,000 plus the assumption of its remaining debt on the property. This transaction resulted in a gain of $10,612,791.

Here is some of the information we found on the name Rhea.

Corporate Governance at State Street

John Rhea serves on the Board of Directors for State Street Corporation, a massive, historic financial institution based in Boston.
Beyond his board role in Boston financial circles, Rhea is an expert in the exact asset class that Boston Financial manages: Low-Income Housing Tax Credits (LIHTC).
*Note: To date it looks like Boston Financial monitors compliance of Spring Gate or Rockland Place Apts. (or whatever they're calling it nowadays.)

Low Income Housing Tax Credit Funds

    Key Differences and Status
    • Boston Financial: Operates as a major national investment manager and subsidiary of ORIX USA that specializes in raising equity and managing portfolios under the Low-Income Housing Tax Credit (LIHTC) program.
    • Boston Capital: Transitioned away from its traditional LIHTC fund sector after selling that portfolio, now operating primarily as a boutique affordable housing lender via Boston Capital Finance.

Rockland Police Visit Spring Gate Apts. in Rockland MA 02370

2025 Six-Month Report

Wouldn't it be less costly for taxpayers if Rockland Police just stayed at one of the units at Rockland Place dba Spring Gate Apartments in the warm weather?  Their constant presence would certainly save a whole lot of money on gas and travel expenses for the many times police visit this (LIHTC) Low-Income Housing Tax Credited apartment complex.

74 times TOTAL to Spring Gate Apts. in 1 month

Residents/live-ins, and visitors were doing great in February!

JANUARY 2025

63 times to Martha Drive

9 times to Hannah Way

72 times TOTAL to Spring Gate Apts. in 1 month.

Congratulations! Seems cold weather helps deter crime.

***************

As you can see above, some months are better than others.  There continue to be a lot of police calls for harrassments, assaults, disturbances, etc. at this LIHTC housing complex. For some strange reason, Rockland Police logs do not often list building numbers and apartment letters where these disturbances and crimes often occur.  When they are listed, it shows a pattern to the public as to which building and apartment residents are causing the majority of difficulties.

Have to wonder why Corporate management allows the same nuisance tenants to remain on the property for so many years when mgmt. has access to security cameras, complaints,  and police reports.  Corporate management has a long history of spending years attempting to evict those who report crime; yet, won't evict many nuisance residents.  Peculiar to say the least!

Elderly + Handicapped Homeless in America

Skyrocketing rents and unrealistic social security cost of living (COLA) increases throughout the USA have been causing an increase in homelessness throughout the country.  This isn't a recent problem; it's been going on for years and is getting worse. COLA does not keep pace with the real economy and that's the reason so many sober elderly and handicapped people, with a single social security income, can't afford a place to live in the "richest country".  Rents are higher than incomes.

Zoning Laws Need Changing in 2025

There are a multitude of inadequate housing programs in the USA that benefit corporations and investors more than they do low-income Americans.  In fact, homelessness is, and has been, on the rise everywhere.

With skyrocketing rents and higher prices on houses or even maintenance and repair of houses, more vulnerable, disabled Americans, and senior citizens are going homeless. They can hardly survive off of a single social security income nowadays.  (COLA) Cost of Living Adjustments are not realistic for this overly-inflated economy.

Some of these housing programs really do allow for decent residents to be disrespected and abused by management companies. These large corporations, who receive (LIHTC) Low Income Housing Tax Credits, may lobby members of Congress or have other powerful connections, while low-income tenants have little to no resources to defend themselves against the abuse.

What could help decrease some of the problems of homelessness across America?  It really is time to change zoning laws to allow Americans to live in tiny homes or even sheds on any land they may own in the USA.  It's better than seniors being mugged on the streets or having to pitch a tarp over some tree limbs while hiding out in the woods in Florida, California, and other states.

HUD Pumps $256 Million Into The Housing Market

 *  https://www.youtube.com/watch?v=SxzuguAOFEo

The Biden administration is likely rewarding their corporate campaign contributors with HUD funds.  It's all under the guise to improve neighborhoods and to make repairs for low-income residents.  Many corporate landlords hire their own companies for repairs and then jack up the prices so they can pocket too much of the HUD (taxpayer) funds. Many of these corporate landlords/investors even lobby Congress and help write housing tax credit laws that mostly benefit corporate investors.

Notice private homeowners, who are living in bad conditions due to poverty and inflation, aren't rewarded any HUD funds to help with their necessary home repairs?

There ought to be a public website with specifics, including all corporate recipients with all receipts of improvements made, for each housing complex that is rewarded these HUD funds.  Better accountability to taxpayers would be appropriate to better avoid fraud, waste, and abuse of these funds.

Horror Stories Due To Corporate Landlords

Here are only some of the horror stories of why it's best not to have to do  business with big corporate landlords, their affiliated companies, their LP and LLC partnerships.  They often have lobbyists who contribute campaign contributions and have government connections; therefore, they DO get away with violating residents' rights and breaching too many agreements.

Laws need to be passed that allow American citizens to know who each individual is behind their numerous corporate names and partnerships. Too many corporate landlords abuse their power and take advantage of vulnerable residents in a number of ways.  They are known for targeting  outspoken residents and making their living situation even worse than it was before.  More on all of this later.

4. http://www.ripoffreport.com/reports/specific_search/sun+communities

5. http://www.stopcorporatelandlords.org/

As you can see in the web pages above, these large corporate landlords are used to getting away with violating residents.

Wouldn't it be an improvement to know each individual person's name tied to each corporation and partnership?  This way, residents would be better able to protect themselves. We'd know whether or not to move into a particular community because who wants to have to waste all that time spent in court?  Most people prefer not doing business with abusive landlords who breach prospectus' and lease agreements.

UNFAIR HOUSING

Watch video about tenants across America running out of options for safe, decent, and affordable housing all across the USA.  And yes, for those who are asking, there is still plenty of discrimination and harassment going on at Rockland Place dba Spring Gate Apartments along Martha Drive and Hannah Way in Rockland, Massachusetts.  Corporate management continues to discriminate against certain legitimate residents at that subsidized housing complex while allowing 'live-ins' and others to do as they please, even while violating others' quiet enjoyment & safety.

America For $ale

Below is an excerpt and a link to the article and another to the video where you can hear what a politician says about the corporate lobbyists enriching corrupt politicians who are selling out America and The People.

The Corruption Runs Deep

Regarding the pay-to-play corruption exposed by Brooks and Massie, while the national media are aware of the issue, and both political parties are guilty of engaging in it, no one is bringing it to the forefront as a major public policy issue.27 Yet, the corruption runs so deep that, in the “Breaking Points” video above, it’s pointed out that even Brooks and Massie aren’t immune.

While Brooks has received money from REAL ESTATE INTERESTS and DEVELOPERS, and the military-industrial complex industry, Massie has personally invited lobbyists to fundraising events. “He’s playing the game himself here,” host Krystal Ball says, referring to Brooks. “He’s exposing the game in this regard, but in no way are his hands clean … They love to posture, but then they’re just as guilty of playing the same game as everybody else.”28

Why do bizarre business listings continue to be allowed within HUD subsidized housing, and always within nuisance subsidized apartment buildings?  Could some real estate developers and/or investors really be laundering money while violating residents' lease agreements?

What's Happening in Spring Gate?

*Laundry rooms were updated.
*Legitimate tenants are abused.
*The living environment, management, and security suck!
*Occupancy agreements and fair housing laws are constantly violated by mgmt.

This is a TAX-CREDITED and GOVERNMENT SUBSIDIZED property where the following has recently been reported, once again:

1.  security guards have oral sex, drink, and smoke weed with certain tenants, guests, and/or live-ins within the common areas while in their love-machine security vehicles.

2.  management still allows some adult troublemaking residents and their incomes not to be accounted for on lease agreements or on any HUD documents.

3.  tenants continue to be denied freedom of speech without having to suffer severe repercussions from management

4.  installed security cameras have been and ARE AVAILABLE on the premises to allow management to finally correct some serious issues; yet, management doesn't correct violations which makes this tax-credited housing complex a nuisance property.
